The Memory Leak Error is a known issue and everyone that uses the UI Builder is seeing those error's I suspect.

10 Known Problems and Feature Requests

There are very likely lots of bugs and undocumented features. Up until now, UIBuilder has primarily been an internal development tool.

The more often bugs are reported, the better chance they have of being fixed. The same goes for new features: We’d like to know what would make UIBuilder more useful to you.

We won’t be keeping UIBuilder up to date at the expense of the game itself, but we’d like to make sure that the time we are able to spend on UIBuilder will have value to you.
As for your mouse cursor disappearing and Windows not showing up, I have found workarounds for the Windows not showing, and for the Mouse Cursor, On the Visual Editor portion of the Builder in the Upper Left Hand Corner is a
-> button that says Run / Stop User Interface if rolled over with the mouse. If the Run / Stop button is depressed, you will not see your mouse cursor on the Visual Editor.

Helpful Hint, make a Backup Copy outside the EQ2 folder of the Default UI and work from the Backup and not the ingame version of the Default UI folder.
Now for the Windows not being visible. That you will need to make a copy of the main File that the Window you are modifying is in. For example I changed the Main_Hud_Experience file, for my UI, so I modified the Main_Hud.xml file to only show the Main_Hud_Expierence call out in it. When I click on the Main Hud Tab after opeing the EQ2UI.xml file I only see the Window Piece I am working on and not all the Windows.

Hope this info helps.
